Uptown District

During the booming 1970s and 1980s when Downtown skyscraper growth crossed to the east side of Broadway, many of the historic mansions in Uptown were demolished in anticipation of more high-rise development or to provide parking for the new office towers.  But the boom came to an end, leaving much of Uptown to sit as a parking lot wasteland punctuated by run-down buildings and few residents to care for the area.

By the late 1990s, growth once again came to Uptown -- this time in the form of multi-family housing.  Leading the way in Uptown's residential boom was Post Properties' Uptown Square project on the site of the vacant St. Luke's Hospital, followed by numerous other smaller projects that began the transformation of Uptown back into a residential neighborhood.  The  redevelopment of the East Village public housing project across from Uptown Square and other new developments along the 20th Avenue corridor will further enhance the residential character and urban vitality of the Uptown district.

East Village Block 4

The Uptown portion of the East Village redevelopment includes the two blocks south of Park Avenue West and Tremont Place. Block 4 will have 136 units total, with 8 townhomes facing Benedict Fountain Park and 128 apartments and a 200-space parking garage on the remainder of the block.

East Village Block 5

Block 5 will have a total of 268 units total, with 7 townhomes next to the existing Park 100 tower, 91 perimeter apartments, a 205-space parking garage  and 15,000 SF of retail in the center of the block and along the park, and 170 condominium units in a mid-rise tower along Park Avenue West.  The original buildings of the East Village housing project were demolished in 2003.

Tower on the Park

Tower on the Park is a 13-story, 140-unit condominium project developed by Sedgwick Properties and designed by Buchanan Yonushewski Group architects.  The tower's base is wrapped by a number of 2-story townhouse units, and is topped off by several 2-story penthouse units at the top.  The project was completed in 2004.

Uptown Square 1

Located on the site of the former St. Luke's Hospital, Uptown Square, developed by Post Properties, covers all or a portion of four city blocks and includes the original hospital building that was renovated and converted into apartments.  Block 1 is the westernmost block in the development (see Image 1 at left for the block numbers).  Blocks 1, 2, and 4 were part of Phase 1 of the project, and were completed in 2000 with a total of 449 units.

Uptown Square 2

Block 2 in the Post Uptown Square development is located between Pennsylvania and Pearl Streets, north of E. 19th Avenue.  Block 2 also contains the historic hospital building at the north end of the block facing Benedict Fountain Park.

Uptown Square 3

Block 3 of Post Properties' Uptown Square development was developed as Phase 2 of the project and was completed in 2002.  This block contains 247 apartment units.

Uptown Square 4

Block 4 at Uptown Square is the only portion of the development located south of E. 19th Avenue and was developed as part of Phase 1 of the project.  All buildings at Uptown Square feature ground-floor retail, with about a dozen shops covering approximately 60,000 SF of space scattered throughout the development.

Saint Luke's Lofts

St. Luke's Lofts represents a portion of the larger St. Luke's hospital redevelopment site that was developed separately from the Post Uptown Square project.  St. Luke's Lofts includes 41 for-sale condominiums and was developed by Fullerton & Co. and completed in 2002.

Pearl of the City

The Pearl of the City project was completed in 2001.  It covers almost the entire half block along Pearl Street between E. 17th and E. 18th Avenues.  Pearl of the City features 91 for-sale condominium units, and was developed by Triton Development.

The Renaissance

The Renaissance is a 4-story, 22-unit for-sale condominium project located on the corner of E. 18th Avenue and Washington Street.  The project was designed by Buscaj/Andrews Architects and was completed in 2002.

Uptown Lofts

Uptown Lofts, located at 1735 Ogden, was developed by Triton Development and was completed in 2002.  The Uptown Lofts features 20 for-sale condominium units on 3 floors.

Denver Square

The Denver Square Condominiums project is located at the corner of E. 17th Avenue and Downing Street.  The project contains 44 for-sale units on 5 floors with underground parking.  The project was designed by Buchanan Yonushewski Group architects and was completed in 2003.

Swallow Hill (Emerson)

Developed by Greystar Real Estate Partners West, the Swallow Hill project consists of two buildings adjacent to each other across the alley between Clarkson and Emerson Streets.  The easternmost building, known as Emerson House, is a 4-story building containing 46 units.

Swallow Hill (Clarkson)

The western building in the two-building Swallow Hill project, the Clarkson Place building is a 7-story structure with 70 units.  The project was designed by David Owen Tryba Architects.

Bank of Denver HQ

Located mid-block between 16th and 17th Avenues on Clarkson Street, the Bank of Denver built a new headquarters building immediately behind their bank location at the corner of 17th Avenue and Clarkson.  The 3-story building features a red brick facade and was completed in the spring of 2006.  The project architect is MOA Architecture Archived Photos (06-2005): 1

450 E. 17th Avenue

This mixed-use 5-story project is located at the corner of E. 17th Avenue and Pennsylvania Street. It features 45,000 SF of office space, 11,000 SF of ground-floor retail space, and three residential penthouse units.  The project was developed by Urban Market Development and was designed by David Owen Tryba Architects. The project was completed in 2006.

Emerson Uptown Lofts

This Emerson Uptown Lofts were built on the former site of an Ethiopian Orthodox Church at E. 17th Avenue and Emerson.  The project consists of a 3-story building with a total of 33 for-sale condominium units.  Construction was completed in late 2007.

920 E. 17th Avenue

1915 Logan

1915 Logan is a 13-story condominium project planned for the half block along Logan between E. 19th and E. 20th Avenues. The project will feature 172 residential units, 10,000 square feet of ground-floor retail, and 350 parking spaces. Construction timeframe is unknown at present. Uptown Apartments

The Uptown Apartments project covers the entire block bounded by 19th and 20th Avenues and Washington and Clarkson Streets. The development includes 194 rental units in a five-story building that wraps around a 350-space parking garage. The project is being developed by Martin Fein Interest, Ltd. The project broke ground in early 2008 and should be complete in mid-2009.

Alexan Park Avenue

The Alexan Park Avenue project consists of 325 rental apartments, structured parking, and 10,000 SF of ground-floor retail on the two blocks on both sides of E. 19th Avenue between Ogden and Emerson.  Demolition of the former Children's Hospital buildings on the two blocks occurred Spring 2008.
