La Alma-Lincoln Park District

La Alma-Lincoln Park is an historic, primarily Latino district with Santa Fe Drive the main commercial corridor through the area.  While only a few infill projects have occurred in the past few years, the area is starting to experience increased development activity, particularly near RTD light rail lines.

La Alma-Lincoln Park has also experienced a wave of historic building renovations that has infused new vitality into the area.  The prime example is Santa Fe Drive, which now features dozens of art galleries, design firms, theatres, and cultural institutions, with more on the way.  The district has relatively few vacant lots, so revitalization will most likely continue through historic renovations and conversions.

Denver Health Medical Ctr.

Known as the "Far Western Addition", this expansion onto a former parking lot will hold the Denver Health Medical Center's Women's and Children's Pavilion, a new 212,000 SF building containing the center's neonatal and nursery facilities.  The project broke ground in October 2004 and is slated to be completed in May 2006. Denver Health Medical Ctr.

Another project financed through the 2003 bond issue for the Denver Health Medical Center is this new parking garage located at the corner of Bannock and W. 6th Avenue.  Formerly a parking lot, the new parking garage known as the "Bannock Garage" opened Spring 2005 and includes 700 parking spaces for employees and ambulances.

Osage Apartments

Home of the former Vulcan Ironworks plant, this site was rezoned in 2002 for a 250-unit mixed-use residential project, but the plan was stalled as the developers were unable to secure a small parcel owned by RTD.  Now that obstacle has been removed and the project is back on track.  The original project was to be called the "Residences at Vulcan Ironworks" but the new development application was filed by "Wellington Apartments, LLC," perhaps the new name of the project.

Santa Fe Commons

The Santa Fe Commons project was completed in 2004 on a vacant lot at the corner of W. 10th Avenue and Santa Fe Drive in the heart of the historic Santa Fe business district.  The project features 38 units of affordable apartments, 6,000 SF of ground-floor retail space, 6,000 SF of second-floor office space, and two levels of underground parking.  The project was designed by Dulaney Architecture.

Maravilla

The Maravilla condominium project, located at the southeast corner of W. 9th Avenue and Kalamath, includes three 4-story buildings of 25 units each, for a total of 75 units.  Construction is expected to begin Summer 2006 with completion for late 2007.

Antares Townhomes

The Antares Urban Townhomes project consists of 8 units located at the southeast corner of 10th and Inca.  The units will range in size from 1,650 to 2,000 sf. and prices will start in the low $400's.  The project has already broken ground and is expected to be completed in Winter, 2008.  The project is being developed by Terry Stenlund.  Image credits and project website: 1: www.denverurbantownhomes.com.

Osage
Court

The Osage Court project includes 185 rental units in a four-story building. The existing industrial building at the site would be demolished. Zoning approval for the project was passed by Denver City Council in March, 2008. Construction schedule unknown.
