Jefferson Park
District

The Jefferson Park district is known for being the home to the new Mile High Stadium (Invesco Field) and for its stunning views of the Downtown skyline.  However, Jefferson Park was one of the few Center City districts that didn't experience any new infill projects during the boom of the 1990s. 

Not anymore.  The Jefferson Park district is now seeing plenty of new residential development.  With many of the other Center City districts viewed as not affordable to many people, Jefferson Park is finally being discovered as an urban district that is both remarkably close to Downtown and still relatively affordable.  Still a district in transition, the key to successful revitalization of Jefferson Park will be the ability to retain its ethnic diversity and affordability while adding density and infusing the district with new urban vigor.

Speer
Lofts

The Speer Lofts sit at the corner of Speer Boulevard and W. 29th Avenue, across the street from Viking Park.  The 4-story building contains 15 residential loft units and 5 commercial spaces.  The Speer Lofts were designed by Real Architecture, Ltd. which also now maintains its offices in one of the building's commercial spaces.  The project was completed in March, 2003.

Highland Sq. Lofts/Offices

Located on the western half of a triangular block along Speer Boulevard, this mixed-use project consists of a 10-unit apartment building, known as the Highland Square Lofts, located along the southern side of the block at W. 28th Avenue and Clay Street, and a commercial building, known as 2855 Speer, consisting of professional office space.  The complex was completed in 2003 and was designed by Casey and Godden Architects.

Adair Group Offices

The Adair Group, a general contractor firm, constructed their own office building on the eastern half of the triangle-shaped block bounded by Speer Boulevard, Clay Street, and W. 28th Avenue.  The Adair Group office building was completed in 2001 and contains approximately 9,000 square feet.

Walker's
Row

Located across W. 23rd Avenue from Denver's Jefferson Park, Walker's Row is a 15-unit residential for-sale development consisting of 12 row homes in two buildings and 3 carriage homes located over the garages for the project.  The first row home building with 7 units and the carriage home/garage buildings were completed in early 2005.  Construction of the second row home building was completed in 2007.  Image credits 1 - 2: www.walkersrow.com  Archived photos: 1

Zocalo
Condos

The Zocalo Condo project is located on the site of the former Denver Police Dept. District 1 building at W. 22nd Avenue and Decatur Street, next to Jefferson Park.  The Zocalo consists of 42 for-sale condo units in a 4-story building and 3 retail spaces.  The project architect is Samuel Engineering & Architects.  Construction completed in Winter 2006.  Image credits 1: www.zocalocondos.com

Urology Center

A 60,000 SF medical office building known as the Urology Center of Colorado is proposed by Development Solutions Group for the block bounded by W. 20th Avenue, Decatur Street, W. 21st Avenue, and Clay Street.  The block was  used as the Tent & Tailgate Club for parking for Broncos games at Invesco Field at Mile High.  The project includes structured parking and was completed in late 2006.  Archived photos: 1

Invesco Field at Mile High

Invesco Field at Mile High, a/k/a the "new Mile High Stadium" was completed in time for the 2001 Denver Broncos season.  The stadium contains 1.8 million square feet of space, seats 76,125 and cost $364 million to build.  Construction began in 1999.

RiverClay

The RiverClay project, located at the southeast corner of Clay and River Drive, consists of a 6-story, 60-unit condominium project with ground-floor retail,  and two levels of parking.  The project is being developed by David Zucker, developer of the Zocalo project (#5 above).  Construction started Spring 2007 and should finish in 2008. Image credits and project website: 1: www.riverclay.com

Cityscape Townhomes

The Cityscape Townhomes project is located at the southeast corner of 25th and Decatur.  The project includes 7 townhome units ranging in size from 1,400 to 1,800 square feet in size.  Construction on the project was completed late 2006.

Clay Street Residences

The Clay Street Residences will feature 55 units of for-rent apartments aimed at the workforce housing market.  The 4-story building will include underground parking and is being designed by Oz Architecture.  The developer is Mary Dean Marshall.  The project is began construction in April, 2007 and is planned for completion in 2008. Creekside Retail

The Creekside Retail Center located at the corner of Alcott and Speer Boulevard will feature a total of 8,000 square feet of commercial space on two levels.  The ground-floor will include a bagel shop and other retail spaces, with the upper floor offering approximately 2,400 square feet of office space.  Construction timeline is currently unknown.

Metroview Urban Living

The northwest corner of 24th & Bryant is the site of the Metroview Urban Living townhomes project by developer Glen Wood.  Construction commenced in Winter, 2006 and was finished in July, 2007.  The development consists of 8 units ranging from 1,215 sf to 1,975 sf.   The architect was Bothwell Davis George Architects.  Image credits / project website: 1: www.denvercore.com, 2 (07/2006),

2600 Frontview

The 2600 Frontview Crescent project is located just behind the Chile Pepper restaurant at the southwest corner of Bryant and Frontview Crescent.  The project will feature 9 townhomes and 31 flats for a total of 40 for-sale units. The architect is Bothwell Davis George Architects.  Construction timeline is unknown as the project is currently up for sale by the owner/developer.

Pinnacle Station

The Pinnacle Station project is a proposed 357-unit apartment complex planned for the site of the former Baby Doe's and Chile Pepper restaurants on the bluff overlooking I-25 and Downtown Denver.  The apartments will be housed in several buildings of 4 or 5 floors each.  This project is proposed by the A.G. Spanos Company, with construction planned to begin in 2008.

Flats on Upper 24

The Flats on Upper 24th is planned for mid-block on the north side of W. 24th Avenue between Clay and Decatur.  The project features a total of 50 condominium units in a configuration that includes both stacked townhomes and flats.  The project is being developed by Metro Dwellings, Inc., with construction planned to begin in 2008.

Jefferson Park Townhomes

The Jefferson Park Townhomes project is planned for the corner of W. 22nd Avenue and Decatur Street next door to the Zocalo Condominiums and overlooking Jefferson Park. The project features 9 units ranging from 1,000 to 1,600 SF and prices in the $300k to $600k range. The project developer is Paul Stann. Construction is planned to begin in early 2008.
