Subarea
A, the northwestern part of the Curtis Park-Five Points district,
contains Curtis Park itself as well as the majority of the district's
significant Victorian-era single-family homes. Larimer Street marks the
transition from residential to commercial and industrial uses and the
boundary with the Ballpark district.
An extension of the Central Corridor light rail line, planned as part of
the FasTracks transit program, will continue along Downing from the
line's current terminus at the 30th & Downing Station to the vicinity of
40th Avenue and 40th Street, where the line will connect with the future
North Metro and Airport commuter rail lines.

2999 Lawrence

The Village Flats on
Lawrence, also known as 2999 Lawrence, is a condominium project located at the corner
of 30th St. and Lawrence St. The project features 12 units in a
5-story building with parking on the ground floor. The Village Flats
on Lawrence broke ground in November, 2006 and was completed in late 2007. Project website

Villages at Curtis Park (D)

The Villages at Curtis
Park is a multi-block redevelopment project undertaken by the Denver
Housing Authority to rebuild several hundred mixed-income housing units
throughout the Curtis Park - Five Points area. The project was
financed as part of the Hope VI federal housing program. Three
blocks were redeveloped between 27th and 30th Streets and between Arapahoe
and Lawrence with a total of 223 units, as Phase I of the project. |

early 2005. The building is 9 stories tall and features 6,000 square
feet of ground-floor retail and 235 spaces of structured parking.

Merchant's Row

The Merchant's Row
Brownstones project is located at 910 26th Street at the corner of 26th
and
Champa. The project features 6 units, all 2100 SF or larger.
The project was completed in the Spring of 2006. The Merchant's Row
Brownstones were designed by In Situ Design Architects.

Champa Square

53-unit apartment building located at 2321 Champa, and is managed as part
of the Park Avenue West Residences development (see # 8 below). The
project was completed in 2003 by Inner City Development. The
4-story building also includes underground parking. |

Park Ave West Residences

The Park Avenue West
Residences project is located in two buildings at 827 and 837 Park Avenue
West between Champa and Stout streets. The 4-story buildings include
structured parking and were developed by the Burgwyn Company. The
project architect was Josh Comfort/Lawrence Group Architects. The building
at 827 Park Avenue West features 28 units and the building at 837 features
41 units. |

VOA Magness Building

Completed in late 2000,
the Bob Magness Building at 2660 Larimer Street serves as the
administrative headquarters for the Colorado Chapter of Volunteers for
America. This 3-story building contains 28,000 SF and was designed
by Semple Brown Roberts PC. |

Lombard Gate

The Lombard Gate project is a 9-unit development at the corner of 24th
and Champa Street, consisting of five townhomes, two carriage homes, and
two penthouse flats. The project designer is Humphries-Poli Architects.

Garden Factory Lofts

The Garden Factory
Lofts project is a unique 5-unit development. The narrow one-sided
development site allows for each of the five units to be vertically stacked,
with a garage, three living levels, and a rooftop deck. The project
was completed in Fall 2006.

Stout

The Urbans @ Stout
project features 5 townhomes located at the corner of 28th and Stout
Street in the heart of the Curtis Park neighborhood. The townhome
units range in size from 2,300 - 2,700 SF. The project developer is

project, like its sister project above, consists of 5
townhomes with rooftop decks, and is located at 2312 Curtis,
just north of Park Avenue West. The project developer is Talus

Upper Larimer (South Site)

The Upper
Larimer project consists of two sites across Larimer from each
other, putting it within two different districts. The half of the project in Curtis Park-Five Points consists of

townhome live/work units and 20 parking spaces.
The project broke ground on June 20, 2007 and is planned for Spring 2008

site.

project is located mid block on Champa St. between 24th & 25th Streets.
The project will include a total of 8 units, 4 of which have entrances off
the sidewalk on Champa and 4 accessed by a public plaza in between the
buildings.

developed by the Volunteers of America into a 15 unit rental apartment
building. The project will be three stories tall and named Lawrence
Place Apartments. Construction timing isn't known yet, but the

Homes will be located at 25th and Champa on what is now a vacant lot.
The project will consist of 6 row homes each with 4 floors of living
space. Each unit will offer city and mountain views with rooftop
decks. The project is being developed by Arcadia Development, Inc.

Cornerstone Residences

The Cornerstone
Residences project is a 5-story structure that will serve as
transitional housing for up to 51 homeless individuals or couples. The
developer is the Rocky Mountain Housing Development Corporation in
cooperation with the St. Francis Center located immediately to the north
of the site. The new building will replace an existing smaller structure

sits mid-block between 25th and 26th on Lawrence and features 11
townhome condominiums in a 4-story building. The project is being

Curtis Park Phase IV (B)

The block bounded by
Park Avenue, 24th, Stout, and California is completely undeveloped
except for an electrical substation which covers about a quarter of the
block. This site will be developed as part of Phase IV of the Curtis
Park redevelopment along with Project # 19 above. This site will include
52 units in a 4-story structure with underground parking. Construction
is planned to begin in 2008. |
