City Park West District

City Park West is a district of mostly single-family homes, small apartment buildings, and one very large hospital complex. The center of the district features the medical facilities of Presbyterian/St. Luke's Hospital, St. Joseph's Hospital, and a number of other medical office buildings and related facilities. 

Like many of Denver's Center City districts, City Park West is experiencing a number of smaller, multi-family infill projects  on vacant or underutilized lots in among the mature landscape and classic early-20th century homes for which the district is known.  Also, the stretch of East Colfax along City Park West's southern boundary is showing evidence of new vitality and investment with great potential for additional infill projects along that important commercial corridor.

2100 Uptown Lofts

The 2100 Uptown Lofts on Humboldt Street filled in a large vacant parcel with a new multi-family condominium project consisting of 30 for-sale units on 3 floors.  The project was completed in 2004 and was developed by Uptown Group, LLC.  The architect for the development was River Studio Architects.

City Park Residences

The City Park Residences, located at 1830 Gaylord Street, is a 42-unit for-sale condominium project that was completed in October 2004.  The development features a 4-story building designed by Josh Comfort Architects and developed by the Burgwyn Company.

Humboldt Gardens

At 1655 Humboldt Street is the new Humboldt Gardens condominium project, featuring a 2-story building with 11 for-sale units.  The project was completed in 2003 and was developed by Triton Development.

Marais Uptown

Marais Uptown is a 24-unit for-sale condominium project located on the northwestern corner of East 17th Avenue and Gaylord Street.  The project was developed by Trademark Communities.  The

The Milan

The Milan, formerly marketed as 1776 Race, broke ground in early 2005.  The project is planned for completion in 2006, and features 30 condominium units on 3 floors. Residences at 1882 Race

Located on a quiet tree-lined street typical of the City Park West neighborhood, the Residences at 1882 Race is a 6-unit condominium project on 4-floors.  The project was completed in 2005.

Villa Riva

The Villa Riva development is located at 1521 Vine Street and features 24 for-sale condominium units in a 4-story building.  The project was completed in late 2000.  The developer of the Villa Riva project was Bryan Barnes.

St. Joseph's Medical Office

FirstBank Branch

This site at Colfax and Franklin used to not be vacant, but the buildings once there were torn down to make way for a new  building for a pharmacy chain that went out of business before the building could be constructed. Consequently, this new infill site will be occupied by a new FirstBank branch location. Project construction began in April, 2007 and was completed late 2007.

1740 Franklin

Old Market Lofts

The Old Market Lofts is planned for the southeast corner of E. 22nd Avenue and Marion Street, a site currently occupied by a vacant neighborhood grocery store.  The project includes 27 for-sale condominium units in a 6-story building.  The project architect is Locus Architects, Inc. of Denver.  The old market has been razed and construction is anticipated to begin in mid 2007.  Image credits and project website: 1: www.visitmarketlofts.com.

Franklin Square

The Residences at Franklin Square is located at the northwest corner of 17th Street and Franklin.  The project consists of 13 units in four 3-story buildings and is planned in two phases. Phase 1 was completed in 2007. Phase 2, which fronts 17th Avenue, is under construction.

1780 Residences

The 1780 Residences on Downing is planned for the mid block of Downing between Park Avenue and 18th Street.   Plans call for a 5 story building with a total of 18 units.  The ground floor will include office/retail space followed by 2 floors of residences topped off with 2 penthouse units.  The project is being developed by Birch Street Group.  Construction is planned for 2008.  The architect of the project is Studio Gunn Architecture.  Image credits: 1:  www.1780downing.com.

The Gathering Place

The Gathering Place at 1535 High Street provides a service to the community as a womens shelter.  The project will be a 3 story building which will now encompass the entire lot with a section spanning the entrance into the parking lot.  Construction services provided by Turner Construction.  Expected completion in Fall 2007.  The project was designed by BurkettDesign.  Image credits: 1: BurkettDesign. 1870 Vine St. Townhomes

The 1870 Vine St. Townhomes started as a vacant lot located on the east side of Vine Street between 18th and 19th Avenues.  The project consists of two 3-story buildings for a total of 6 units sharing a common courtyard.  Construction started in late 2002 and was completed in early 2004.

Gilpin Grove

The Gilpin Grove townhome project is located mid-block on Gilpin between 16th and 17th Avenues.  The project includes two 3-story buildings totaling 10 units.  The units range within the 1400-1500 sq foot range with 2 bedrooms, terraces and two car garages.  The project is being developed by Sprocket Design Group. The Edge at City Park
