City Park
West is a district of mostly single-family homes, small apartment
buildings, and one very large hospital complex. The center of the
district features the medical facilities of Presbyterian/St.
Luke's Hospital, St. Joseph's Hospital, and a number of other medical
office buildings and related facilities.
Like many
of Denver's Center City districts, City Park West is experiencing a
number of smaller, multi-family infill projects on vacant or
underutilized lots in among the mature landscape and classic early-20th
century homes for which the district is known. Also, the stretch
of
East Colfax along City Park West's southern boundary is showing evidence of new vitality
and investment with great potential for additional infill projects along
that important commercial corridor. |

2100 Uptown Lofts

on Humboldt Street filled in a large vacant parcel with a new multi-family
condominium project consisting of 30 for-sale units on 3 floors. The
project was completed in 2004 and was developed by Uptown Group, LLC.
The architect for the development was River Studio Architects.

of the St. Joseph's Hospital medical complex facing Gilpin Street, which
currently holds a small parking garage, building, and surface parking lot,
will be redeveloped into a new 637-space 5-story parking garage and a new
5-story 152,000 SF medical office building. Construction began in

FirstBank Branch

This site at Colfax and
Franklin used to not
be vacant, but the buildings once there were torn down to make way for a
new building for a pharmacy chain that went out of business before
the building could be constructed. Consequently, this new infill site will
be occupied by a new FirstBank branch location. Project
construction began in April, 2007 and was completed late 2007.

1740 Franklin

roughly mid-block on the east side of the 1700 block of Franklin Street.
The site is currently a vacant lot used for parking. The 1740
Franklin Street project consists of 16 for-sale condominium units in a 5

is planned for the southeast corner of E. 22nd Avenue and Marion Street, a

currently occupied by a vacant neighborhood grocery store. The
project includes 27 for-sale condominium units in a 6-story building. The project architect is Locus Architects, Inc. of Denver.
The old market has been razed and construction

Franklin Square

located at the northwest corner of 17th Street and
Franklin. The project consists of 13 units in four 3-story buildings

Downing is planned for the mid block of Downing between Park Avenue
and 18th Street. Plans call for a 5 story building with a
total of 18 units. The ground floor will include office/retail space
followed by 2 floors of residences topped off with 2 penthouse units.
The project is being developed by Birch Street Group. Construction
is planned for 2008. The architect

The Gathering Place

The Edge at City Park

The Edge at City Park
project transforms an existing abandoned office building into 13
condo units on five floors. A new 5 story building will be
constructed next door in what is an empty parking lot adding an additional
16 units for a total of 29 condominiums. Units range in size from
729 sq feet to 1829 sq feet with underground parking. Construction
commenced in April, 2007.
