Capitol Hill District

Capitol Hill is Denver's most densely populated urban district with over 23,000 residents in 1.5 square miles. Once the home of Denver's 19th century elite, Capitol Hill today is a mix of historic mansions, hundreds of apartment and condo buildings of all shapes and sizes, and a diversity of residents making it Denver's most eclectic area.

Only a handful of infill projects have been completed as much of the area is already built out.  Most of the vacant lots can be found along the northern and western edges of the district where old buildings were torn down in the 1970s and 1980s to create surface parking lots for nearby Downtown high-rises.

Strada Flats

The Strata Flats project is a 4-story building containing 29 for-sale condominium units with structured parking.  Before construction, the site was a surface parking lot.  Construction started in 2006 and concluded in late 2007. Image credits and project website:

Capitol Heights

The Capitol Heights project is a 145-unit apartment building completed in 2001.  The building stands 8 stories high and includes structured parking and ground floor retail.  The project was developed by Bruce Heitler and was designed by Studio Completiva.

The Bartholomew

Located next to the historic Molly Brown House on the 1300 block of Pennsylvania, the Bartholomew is a 4-story, 6-unit condominium building developed by Daria Castiglione.  The project was completed in 2003.

The Mansion

The Mansion is an 18-unit condominium project developed by Triton Development.  The project is 4-stories in height and its corner location at 14th and Washington significantly adds to the urban character of the neighborhood.  The project was completed in 2000.

Corona Park

The Corona Park condominium development at 1080 E. 13th Avenue was completed in 2003.  The project consists of 9 residential for-sale units located in a 4-story building with ground-floor parking.

Washington Square

Washington Square is a 4-story condominium project located at 1255 - 1261 Washington Street.  The project contains 4 units.  Construction was completed in late 2005.

Quality Hill Townes

Pearl Street Victoriana

The Pearl Street Victoriana project consists of a historic home restoration with a 5-unit 3-story  attached condominium addition on an adjacent vacant lot.  The units range in size from 1031 SF to 3,030 SF.  The project includes underground private parking.  The modern units will feature many historic and antique touches dating back to the turn of the century.  Construction finished in late 2007.  Image credits and project website: 1-2: pearlstreetvictoriana.com, 3(05/2007), 4 (01/2008).

1127 Sherman

The 1127 Sherman project consists of a 3-story office building of approximately 20,000 square feet, with one level of underground parking. It is being designed by the Denver office of Gensler Architects. The Landmark Preservation Commission has design review authority over this site as it is located in the Sherman-Grant Historic District just south of the Colorado State Capitol. A groundbreaking date is not known at this time.

Argonaut Liquors
