The
Ballpark district, named for its proximity to Coors Field, is becoming a hot residential neighborhood adjacent to Downtown
Denver. The area is primarily industrial in nature, consisting of a
mix of historic 19th-century brick warehouses and generally unremarkable
industrial structures from the mid-20th century. Many of the
historic buildings have been or are being renovated and
converted into residential and retail uses. Now, new construction is
starting to fill in the undeveloped lots or replace the non-historic
industrial buildings in the district.
The
Ballpark district will also benefit from a planned transit station
in the vicinity of 35th and Downing, as part of the extension of the
Central Corridor line under the FasTracks transit program, as well as the
transit station at 40th Street/40th Avenue where the Central Corridor line and the
East Corridor commuter rail
line to Denver International Airport will connect. |

Zi
Lofts

The new condominium
development at 2229 Blake Street will consist of a 7-story building
holding 36 residential units, and will include 5500 SF of ground-floor
commercial space, along with 53 structured parking spaces. The
project replaced an existing non-historic 1-story industrial building.
Construction
began in July, 2007 and is planned to be complete in 2008. OZ Architecture designed the project. Image

Fire Clay Lofts at 31st

The last phase of the
Fire Clay Lofts project to be constructed (see Projects #11 and #12) is
located at approximately 31st Street and Blake. The project will
include a mix of townhomes, lofts, flats, and row homes for a total of 51
units. Construction began in the Summer of 2007 with completion

The 1601 Park Avenue
West project, being developed by Urban Market Development, is planned for
the parking lot along Park Avenue West in front of Urban Market
Development's offices. The project will feature 80,000 SF of office
space, 8 residential penthouse units, 8,000 SF of retail, and structured
parking. The project was designed by David Owen Tryba
Architects and plans to break ground in 2008. |

The 2245 Blake Street project consist of a new 6-story structure built in
between two existing buildings. The project features 14 for-sale
condominium units and was completed in 2001. The project was

Ballpark
Lofts

The Ballpark Lofts is a
355-unit apartment building that covers the entire odd-shaped block
bounded by Broadway, Walnut, Blake, and 24th Streets. The project
was developed by Legacy Partners and was completed in April 2003. Designed
by Davis Partnership Architects, the 6-story residential buildings wrap
around the project's parking structure. |

Chroma Town Homes

The Chroma Town Homes will
be the third project on this block developed by the St. Charles Town
Company, along with the renovation/conversion of the historic
Benjamin Moore building and the new Brunetti Lofts project (see # 7
below). The Chroma Town Homes consists of 21 three-story town home
units with a structured parking garage behind the units along the alley. The

Blake 27 Phase 1

The Blake 27 Urban
Brownstones project, Phase 1, will feature 23 units of 3-story brownstone
units at the corner of 27th and Blake. Construction of Phase 1 began Fall 2005
and was completed in late 2006. The project also includes a Phase 2 on an adjacent block (see
Project #10 below).

Blake 27 Phase 2

The Blake 27 Urban
Brownstones project, Phase 2, will feature an additional 50 brownstone
units along Blake and Walnut Streets, across 27th Street from Phase 1, as
well as a mid-rise building at the corner of Walnut and 28th Street
containing approximately 70 condominium units. Construction for Phase 2
began December, 2006.

Fire Clay Lofts at 32nd

The Fire Clay Lofts
project consists of three phases of new construction built around the historic Fire Clay Brick Company building, which was also renovated
and converted into residential condominiums as part of the development.
The new construction phase located to the south of the historic Fire Clay
Brick Company building at about 32nd Street consists of 54 units in several 3-story buildings.
This phase of the Fire Clay Lofts project was completed in early
2005. |

The Villages at Curtis
Park, developed by the Denver Housing Authority as a Hope VI project,
consists of a number of buildings on many sites throughout the
neighborhoods northeast of Downtown Denver. Most of the projects are
located in the Curtis Park-Five Points neighborhood, however one component
is located in the Ballpark neighborhood at 3432 Blake St. This
3-story building designed by In Situ Design features 24 units, and was
completed in April 2004. |

Walnut

The 24 Walnut Townhomes are a rowhouse-type development that
covers about two-thirds of the half-block on the north side of Walnut
between Park Avenue West & 24th Street. Prior to construction the site
was a vacant lot. The project consists
of 29 units, with the homes facing both Walnut and 24th.

Rue 32

The Rue 32 project
covers the entire half block along Blake Street between 32nd and 33rd
Streets. Developed by Centex Homes, Rue 32 consists of 40
townhomes in a row house arrangement, with a paved internal drive and
courtyard for the alley units. The project architect is Van Meter
Williams Pollack. Construction timeline is unknown as the project
is currently up for sale by the owner/developer. Image

Little Flower

The Little Flower
project located at 28th & Larimer.
It
consists of not only four new construction units with a sharp modern
design, but also two additional units converted from a historic 1893
building. The project is being developed by Brian Brainerd and the design
comes from the studios of
GroundWorks Design.

Upper Larimer (North Site)

Larimer project consists of two sites across Larimer Street from each
other, putting it within two different DenverInfill.com
neighborhoods. The half of the project in Ballpark consists of 5
townhome live/work units with rooftop terraces and 8 parking spaces. See

project will feature 14 live/work units priced from $390k to $650k.
Units range from 1,200 to 2,000 SF and will feature first-floor offices,

Flats, in close partnership with DSB+ Architecture, Apex Structural, and

Lofts

The Premier Lofts was
developed by Corum Real Estate Group and designed by RNL Design. The
project features 250 rental units in an 8-story building with 15,000 SF
of ground-floor retail and 358 spaces in three levels of underground
parking. The project includes rental apartment, loft, and town home
floor plan designs ranging from 600 to 2,500 SF. The Premier Lofts

Diamond
Lofts

The Diamond Lofts
project was developed by Osborn-Solen, Inc. and features 27 for-sale
condominiums. The building includes two levels of underground parking
and ground floor retail. Units range in size from 800 SF to 2,200 SF.
This project replaced a small existing building at the corner of 22nd &
Blake Streets. The project faced numerous delays and was under
construction for about three years, finally reaching completion in 2008.

units in an 8-story building containing underground parking and
