New Capitol Hill Project: Quality Hill Townes
Downtown Denver's Capitol Hill district is getting a new infill project. The Quality Hill Townes development is a 4-story, 10-unit townhome project to be built at the corner of 9th Avenue and Washington Street. The units will feature 2-3 bedrooms, two-car garages and rooftop decks. Units are priced in the low to mid-$600k range. Construction is expected to start in late 2007.

I also think this is generally a nice development. I usually look for corner units with balconies that are essentially private. Unfortunately, this one has balconies that are adjoining ... and they are balconies for the bedrooms! I would say that is a no-no for design.

Maybe I'm just slow, but could I rather buy a full Denver Square in that area in the mid-$600k range, one that has 2000sf? It would seem that one must REALLY want a townhome to buy here as opposed to getting a full house.
I can't believe some developer has bought up an entire block and put up townhomes in the price range of $250k-$350K that are nicely designed and still return a nice margin. What's the market price for those vacant lots just north of 20th? They can't be priced that high and selling property should be easier than similar units in the burbs these days. Are there extra expenses that occurs when building in the city versus the suburbs? Anyway - at this price range - they would sell much quicker than the $600k units that are going up. Hmm.. maybe I'll do some investing. :-)

Developers will sell their townhomes for what the market will bear -- they won't go cheaper because there's so far been a large demand for spacious, high-end new-construction.
Fortunately, for the rest of us there's plenty of properties already out there in Capitol Hill that are much more affordable.
