While mostly developed, this block offers several infill or redevelopment opportunities.  Clearly, the parking lot at the corner of Delaware and 13th needs to be developed.  Additionally, the historic buildings along Delaware Street could be rehabilitated or "pop-topped" to increase their density and potential use.  The Belvedere, the 17-story, 72-unit residential tower located at the corner of Elati and W. 12th Avenue was completed in 1999.
